Buying Tips

  • Be proactive: Develop a relationship with one of Waratah Estate Agents specialising in your area of preference
  • Register: Register yourself on property alerts with Waratah Estate Agents and receive invitations to exclusive VIP inspections of new properties before they are advertised to the public
  • Loan: Consult your Bank or Mortgage Broker to arrange the best loan to suit your needs
  • Preference: Separate your wants from needs and always keep in mind affordability and accommodation requirements
  • Research: Research sales in your preferred areas using major real estate portals. If possible, inspect every property and attend all auctions in your preferred area in order to get the feel for the price
  • Copy of Contract: When you find a property that suits your requirements, ask your agent for a copy of sale contract
  • Inspection: We recommend that you arrange a building and pest inspection to make you aware of any major building/structural defects and pest concerns
  • Deposit: Once negotiations have been finalised, you will be required to sign the sale contract and pay a 10% deposit
  • Settlement: On the day of settlement, you may wish to have a pre-settlement inspection to ensure that the property is in the same condition as when you last inspected it and that all the inclusions are as per the contract you signed
